Tenant Selection Policy
We assess tenancy applications using clear, lawful criteria to ensure decisions are fair, consistent and transparent.
Applications are assessed based on factors including:
- Completion of the application by all adult occupants
- Verified identity and income
- Ability to afford the rent (generally assessed against a rent‑to‑income guideline)
- Rental or accommodation payment history (where available) e.g rent ledger, proof of home ownership
- Relevant references
- Confirmation that the property has been viewed by at least one adult occupant or their representative
Applications are assessed primarily against these criteria. Individual circumstances may be taken into account where relevant.
Final tenant selection is subject to the landlord’s approval. Due to application volumes, individual feedback for unsuccessful applications cannot be provided.
